Among the uncountable impacts of the Covid-19 pandemic, some impacts are on the rental patterns as well. In the USA, several residents who lived in elite areas and in expensive rental homes, packed up their stuff and moved to smaller cities or areas with low rental properties. Furthermore, the increased remote working opportunities and work from home orders have made it easier for people to opt for homes in farther neighborhoods as well.

As the infographic shows, the largest decrease in the rental prices of apartments was seen in San Francisco that too, for a one-bedroom apartment. A 45 percent decrease in the rental prices of one-bedroom apartments in San Francisco indicates how people are escaping from places with exorbitant rents. As for a two-bedroom apartment, the rental fares went down by 24 percent over a year from March 2020 to March 2021.

Typically when you think about common ways people steal from you, you’re first to think about things such as card fraud, identity theft, and phishing.  A new threat that has been emerging is stealing from people in a new way - their home title and all of their equity that they worked so hard over the years to build up.  From the years 2015 to 2019, real estate and rental fraud was more than 2.6 times the rate of even credit card fraud.

Survey reveals how Airbnb Hosts are coping during Covid-19
Airbnb and other short-term rental property owners have felt the first-hand effects of Americans and other foreign travelers putting their summer travel plans on hold this year because of Covid-19. On top of travelers deciding not to travel, my states have added restrictions on what’s allowed with short-term rentals during Covid-19.

In order to gain insight into how Covid-19 has affected short-term rentals, IPX 1031 surveyed both part-time and full-time Airbnb hosts as well as guests who have used the platform. The study found that the average revenue loss for a host during Covid-19 was $4,036. The average host on average makes $22,822 and the hosts polled in this survey said they expected this year’s revenue to be down by over $4,000.

The survey found that Airbnb hosts have taken measures to try and get people to rent with them. Hosts reported decreasing their daily rates by over $90 to try and get more renters this summer. Hosts said they expect to see a 44% decrease in revenue this summer (June-August) because of the Covid-19 pandemic. When asked about summer revenue expectations pre-pandemic, hosts said they planned on making nearly $12,000 this summer. They now expect to make just a little over half of that amount at $6,761 dollars. Hosts are fearful that many people will simply refuse to travel this summer because of the fears surrounding Covid-19.

Apartment Rents in Phoenix Increasing Fast!
Rental homes and apartments are getting expensive day by day and if you are also bewildered at its rising cost – then you are not alone! In fact, RENTCafĂ© released their annual analysis of U.S. apartment rent and found that the national average rent has increased 3% in December 2019. They also report that renters all over the country are paying approximately $43 more per month, when compared to the rents in December 2018.

When it comes to the cost of living, Manhattan is the most expensive city in the U.S with tenants expected to pay over $4,000 per month for an average apartment rental.

The research also noted Phoenix, Arizona to see a significant spike in apartment rentals in the past 12 months. According to the analysis by RENTCafĂ©, the ‘Valley of the Sun’ saw a spike of 9.6% with average rent around $1,123.
